The Housing and Regeneration Bill stressed the importance of the development of Brownfield Sites, rather than Greenfield land, in order to meet future anticipated housing demands. This coupled with the promotion of the use of under-developed sites in inner city areas provides a strong basis for the use of infill sites.

The nature of development which is being promoted by Civic City is well suited to urban areas, where the developments will be closely related to / contiguous with the existing urban fabric.

Civic City recognises the value of infill sites to the future development plans of local authorities; resultantly Civic City would lease the site for between 20 and 25 years. This would allow the housing demand to be met, whilst still ensuring the development potential of the sites is not lost.
